Could and should are two different things. Tenants “should” pay for any damage above normal wear and tear. Meaning that carpet that has been down for 6 years and has not been purposely damaged should be covered by the landlord. However, a toilet that has
been cracked from a tenant’s kid hitting it with a hammer would be the tenant’s responsibility.

The truth is though, many landlords get stuck making these repairs anyway. If you choose a bad tenant and they damage your property you will spend all your time in court chasing down bad tenant debts.

Just choose the right tenant and avoid having to make many costly repairs from bad tenant damage.
