As a general rule 1, as the landlord, am responsible for repairs and maintenance. UNLESS the repair is caused by wilful or negligent behaviour by the tenant. i.e you break it you fix it. If it wears I fix it.
Now commonsense also applies. I live some distance away and it is quite silly to say “my lightbulb has burned out, come and fix it.” Technically it is my problem but in practice this isn’t how things get done.
