It depends what you are asking to have repaired. Are you asking for repairs on items that are required to be kept up?
I have seen a tenant that asked for refinished solid ethey had chips, wood floors to be replaced becau small gaps and some things that come with having older floors. The owner declined to replace them. In
that case, if the tenants replaced them and billed them, they would have been in the wrong.
It would have been a lease violation. You do not get to remodel a home that is perfectly safe and livable because you want to on the landlords bill.But if let’s say your heat stops working, and they don’t repair it in the time period allowed by law, you proceed carefully and under the constraints of your state law to get it repaired.
