If a tenant who has occupied a house for years wants the air ducts , who is responsible for the cost?
If I were the landlord, Il’d pay to have it all cleaned professionally and to have the cleaning followed up with video or photographs proving the cleaning took
place. It’s not the tenant’s responsibility. While air ducts don’t need professional cleaning annually, they do need occasional cleaning. Now is a good time to
clean, as the landlord will be responsive to the tenant in providing a safe environment for the tenant. If the ducts haven’t been cleaned in years, and the tenant develops a respiratory condition needing medical
treatment, the landlord might be held responsible (especially if the landlord refused to clean the ducts).
It’s not that expensive to have air ducts and dryer ducts cleaned out every other year. Cleaning out dryer ducts also helps avoid fires. Note that landlords’ duties vary from state to state, Still, keeping the property in a safe and healthy condition is really a win
