How do private landlords deal with tenant and maintenance issues?

It is a pretty broad prompt, but there are some basic categories.

1.First, landlords either DIY (do it themselves)or hire the work out to a property manager.

2. Second, I would probably look at the tenant and property concerns
(maintenance) separately. You have to
handle both as a landlord but they oft
involve different skill sets (being handy
versus people skills for example); see 3 and
4 below for more.

3. Third, you have to handle the tenant issue according to (a) the landlord tenant laws in your state and (b) as a good business
person and manager.

4. Fourth, in terms of maintenance, you have to be a generalist and be able to do a bit of everything. Or many landlords have contractors or a handy person to help them along.

This is very general but you basically have to “deal” with the tenants and the property issues as they come up. There are tons of details. And it takes some pretty strong personal management skills. It is not for
everyone. But I actually think anyone who can maintain a single family home well and has experience working well with others (especially in a people heavy profession like education, sales, healthcare, retail) could probably handle (“deal with) a small rental property with the right education and
motivation.
