Yes. The rental contract will still remain in place and transfer to the new owner. The real estate agent for the buyer should request estoppel certificates for all
tenants from the seller’s agent. This will ensure the buyer knows the actual rents and actual deposits for each tenant. Without these certificates, you’ll have a “he said she said” situation with every tenant.
A new buyer could be a good thing for a tenant. The new buyer might want to remodel and update the rental. The new buyer could also be bad for the current
tenant. The new buyer might want to raise rents without making any improvements. However, your current contract cannot be changed by the new buyer/owner.
